Abu Dhabi Golden Visa for Investors

In addition to long-term residency visas, 100 percent foreign ownership and low taxes, Abu Dhabi implements policies and regulatory reforms that give the emirate a competitive edge. There are two types of Investor Visas: the investor visa and the real estate investor visa.

  • Abu Dhabi Golden Visa for Non-Real Estate Investors

    The Investor Abu Dhabi Golden Visa is ideal if you invest in non-real estate projects and companies in Abu Dhabi. This visa covers spouses, children, one advisor and one executive director.

    • Duration

      10 years

    • Criteria

      You are eligible if you fulfil the following criteria:

      Must have one of the following investments with a minimum value of AED 2 million in the form of:

      • A deposit
      • A company

      Or

       

      • A proof of tax payment for the minimum amount of AED 250,000 per year for 2 years prior to the application. For example, if the investor owns 25% of shares in a company which pays annual taxes amounting to AED 1,000,000, then the investor needs to provide proof of paying AED 250,000 per year to qualify for the visa.
    • Requirements

      For Investors in a Company or Partnership:

      • A valid trade license of the company to provide evidence that the company has been incorporated or of the investor’s share ownership.
      • An updated CRC (Commercial Registration Certificate) evidencing the capital paid in the company and each investor’s share ownership percentage.
      • Bank or investment fund letter that shows the capital/value of the share in the company has been deposited with an amount not less than AED 2,000,000.
      • Copy of commercial register of the establishment / company evidencing that there are no precautionary or executory attachments against the company or the share of the investor within the legally prescribed proportions in connection with investors in companies.

      For Investors with Evidence of Tax Settlement:

      • A valid trade license of the company to provide evidence that the company has been incorporated or of the investor’s share ownership.
      • A CRC (Commercial Registration Certificate) evidencing the capital paid in the company and each investor’s share ownership percentage.
      • Tax Return Form evidencing that taxes have been settled of at least AED 250,000 for the two years preceding visa application.
      • Tax receipts for the settled taxes.

  • Abu Dhabi Golden Visa for Real Estate Investors

    The Real Estate Investor Abu Dhabi Golden Visa is ideal if you invest in or own property in Abu Dhabi. This visa also covers spouses and children.

    • Duration

      10 years

    • Criteria

      You are eligible if you fulfil the following criteria:

      • Must own real estate which is/are purchased with a minimum total value of AED 2,000,000 outside a mortgage.

      Additional notes:

      • Mortgages through national banks are permitted for real estate properties worth more than AED 2,000,000.
      • The value of the investor’s capital needs to be at least AED 2,000,000; for instance, if a property is worth AED 5,000,000, the outstanding mortgage principal cannot exceed AED 3,000,000.
    • Requirements

      To apply, you will need to provide:

       

      For Fully Owned Real Estate:

      One of the following must be presented:

      • Purchase Agreement registered with the Department of Municipalities and Transport (DMT) or any other competent body in charge of real estate registration in the UAE to evidence the particulars of the landlord, the property, and the addressed value at the time when the real estate unit was purchased provided that said value is not less AED 2,000,000.

      Or

      • Real Estate Unit Value Certificate issued by the Department of Municipalities and Transport (DMT) or any other competent body in charge of real estate registration in the UAE.

      For Mortgaged Real Estate:

      • Real Estate Unit Value Certificate issued by the Department of Municipalities and Transport (DMT) or any other competent body in charge of real estate registration in the UAE.
      • Search Certificate issued by the Department of Municipalities and Transport (DMT) or any other competent body in charge of real estate registration in the UAE evidencing that the property is not subject to a seizure by any judicial authority and has a value of at least AED 2,000,000.

      For Off-Plan Real Estate:

      • Purchase Agreement from one of the approved real estate developers to evidence the particulars of the landlord, the property, and the addressed value at the time when the real estate unit was purchased.
      • Evidence that no less than AED 2,000,000 in payments till date have been made to the real estate developer.
